A new medical office building opened in Livonia, Michigan during 2015 near the campus of St. Mary Mercy Hospital. The 2-story, purpose-built medical facility totals 42,000 square feet and houses Mendelson Kornblum Orthopedic & Spine Specialists. It is also the home of a surgical center on the second floor, operated by St. Mary Mercy Hospital, a MRI center, and Lakes Urgent Care PC.



Kasco Construction, the construction manager for this project, retained SME to provide Building Enclosure Commissioning (BECx) services for the new facility. We performed an independent technical review of the proposed drawings and specifications to identify high risk areas in the building enclosure. We also reviewed and addressed their concerns regarding a relatively new exterior waterproofing assembly. Our recommendations improved the constructability and durability of the enclosure details.

As part of our Building Materials services, SME reviewed Requests for Information (RFIs) and submittals, and helped coordinate trade contractors during construction. We performed multiple on-site reviews of the project to identify deficiencies in the building enclosure.
