Albion, Michigan
Albion East Industrial Park is a 624-acre MI Sites-designated industrial development that is being prepared through coordinated planning and due diligence through SME’s Site Selection + Readiness Program. SME helped AEDC enroll the site into the MI-Sites program, achieving Bronze Tier – recognizing the due diligence and infrastructure planning completed. The following are services SME provided to assist with site due diligence and site-readiness:
Established physical framework for the site by completing Boundary, Topographic, and ALTA surveys, along with a wetland delineation.
Phase I ESA and NEPA-related reviews to identify regulatory considerations and inform future planning and development actions.
Evaluated site-wide subsurface conditions to get an early understanding of soil and foundation considerations.
Civil Design + Engineering
Advanced the site toward development by creating conceptual land use, grading, and utility plans, along with zoning review and planning-level permitting and infrastructure analysis to illustrate how the site could be realistically developed.
Brought Environmental, Geotechnical, Survey/Geospatial, and planning data together into a single, spatially aligned GIS platform so AEDC could view site constraints, opportunities, and development concepts in one place.
Supported site readiness by helping align technical findings with economic development goals and stakeholder expectations to build confidence, clarity, and community support as the site advances toward development.
