SME provided integrated environmental, geotechnical, construction materials, and site/civil services for the redevelopment of the Metro 94 Commerce Center in Downriver, Michigan, transforming a former unlicensed dump site into a modern light industrial and warehouse facility. Services were provided from August 2021 through October 2025 under a contract valued at approximately $1.092 million.
SME’s work began with environmental due diligence and geotechnical investigations to evaluate contamination and subsurface conditions, supporting rezoning approvals and development of a Brownfield Plan that enabled environmental cleanup and redevelopment. Following property acquisition, SME led implementation of an Environmental Management Plan and provided construction-phase oversight during earthwork, utility installation, methane trench relocation, and settlement monitoring.
Challenging subsurface conditions were addressed through engineered foundation solutions, including installation of 8,035 Geopiers to support a 531,490-square-foot warehouse while limiting disturbance of contaminated materials. SME coordinated closely with the owner, contractor, specialty foundation contractor, and regulatory partners, adapting to evolving site conditions and updated MDOT requirements.
By the end of 2025, major infrastructure and foundation work was complete and the site was prepared for occupancy. The project involved 95 team members across five offices, totaling approximately 1,856 labor hours, and resulted in the successful conversion of a complex brownfield site into a significant economic asset for the Downriver region.
