Building Materials
Ann Arbor, Michigan
The University of Michigan’s campus contains both historic and modern buildings, each with unique architectural features and façade systems. SME conducted an assessment of “Tier 1” building components: those with exposed fasteners or attachment systems that present an elevated risk of falling if not properly maintained.
The project encompassed 23 buildings, ranging from residence halls and libraries to parking structures, research facilities, and athletic venues. The diversity of systems required a flexible, multi-method approach.
SME’s fieldwork was conducted in phases:
Each finding was categorized according to UM’s FCA Priority Classification System, from urgent repairs to long-term monitoring. Our report also provided maintenance and assessment frequency recommendations, helping UM implement a proactive program of annual reviews and five-year professional assessments in line with ASTM E2270-14.
The assessment not only identified immediate safety risks but also equipped UM AEC with the knowledge and structure to plan repairs, allocate resources, and maintain a safe, beautiful campus for years to come. SME’s expertise transformed a complex challenge into a manageable, strategic process – protecting people, preserving assets, and supporting the university’s mission.
